Agreement for Protected Open Space
and A New StoneRidge

On August 14, 2017, Poway Open Space (POS) and StoneRidge ownership (NSLU) signed an Agreement that laid out specific terms pertaining to the redevelopment of a portion of the StoneRidge Golf Course property. This Agreement mandates the key settlement points between POS and NSLU beyond what is subject to Measure A.

Measure A accomplishes three things: 1. Rezones and places a StoneRidge overlay on the bottom portion of the 117 acre property to Residential Condominium. 2. Restricts new development to 25 acres. 3. Caps the number of new active adult homes (55+) to no more than 180 units.

The following is a summary of key Agreement items:

PERMANENT, PROTECTED OPEN SPACE

To guarantee that approximately 92 acres will be protected from any future development, a Deed Restriction will be placed on the golf course acreage. This Deed Restriction will be enforced upon the current and any future property owner.
Upon completion of construction of the new development, NSLU shall record a Deed Restriction on the acreage not associated with the new housing development, estimated to be approximately 92 acres, to ensure it is permanent, protected open space.

Section 4 of the Agreement

The deed restricted acreage (the golf course) will be maintained by NSLU and any of its successors.

Section 5 of the Agreement

NEW STONERIDGE CLUB

A key negotiation point was that StoneRidge remain an 18-hole golf course. The Agreement promises an 18-hole course of no less than 5,800 yds, however, based on the Ted Robinson Jr. design commissioned by StoneRidge ownership, the redesigned course is more than 6,000 yds.
NSLU shall create a refurbished 18-hole, par 70 golf course, of at least 5,800 yards, with water-wise best practices to be owned and operated by No Stone Left Unturned, LLC. The current plan developed by Ted Robinson, Jr., which is designed for over 6,000 yards, shall be used to the extent possible and shall include a putting green and practice net facility.

Section 2 of the Agrement

And a new, 10,000 sq.ft. Community Clubhouse with a restautant, bar, and event event space will be built. The details are outlined in the Agreement.
NSLU, with community and POS input shall design and construct a brand new 10,000 square foot StoneRidge Community Club House with flexible meeting, event and programmed activity spaces, family friendly restaurant and lounge with indoor/outdoor dining open to the public and ancillary facilities.

Section 3 of the Agreement

PROMISES WILL BE KEPT IN PERPETUITY

The Agreement will be tied to the property itself, not the current property owner, and will remain enforceable in perpetuity.
This agreement shall be recorded in a Memorandum to Title for the property located at 17166 Stoneridge Country Club Ln, Poway, CA 92064.

Section 14 of the Agreement

Both parties agreed that if any action needs to be taken in the case of a breach of the Agreement, the prevailing party will be entitled to reimbursement of any and all legal fees.
